of Christmas rather than in the Winter time. - We recommend all landlords investigate taking out Landlord Insurance for peace of mind. Most major insurers offer this type of policy.
- Making a decision on which property manager to employ can be quite tricky but most importantly don’t be attracted to the highest rent quoted – you may end up with an empty property. It is easy to quote unrealistic rents but very difficult to lease them.
- Please ensure that your property is well maintained after each tenant vacates. For example lights, door locks and washers.
- Make sure gardens are kept to a minimum and easily maintainable by the tenant.
- Take out landlord protection insurance – even good tenants can lose their job.
- Clean out gutters and down pipes on a quarterly basis.
- Make sure that your home insurance is up to date and includes public liability insurance.
- Ensure that your property is inspected for termites on an annual basis.
- Don’t forget, when paying water rates- if the property is metered, it is the tenant’s responsibility to pay the usage. Your property manager can arrange this.
- Stay on top of maintenance and repairs by approving repairs when requested. If the property is not kept in good condition, you can alienate good tenants!
- Respect your tenant’s privacy. Notify tenants whenever you plan to enter the rental property by asking us to contact the tenant.
