Renting Services
- Finding a Tenant
Firstly we use our database of prospective tenants and Corporate Relocation Agencies in order to reduce advertising costs for you. A Let’s Rent signboard at the property will attract any prospective tenants passing by.Most people looking to rent go to the internet first! Your property will be advertised on our website and Domain for maximum exposure. Every advertisement is comprehensive and includes photos were possible. - Property Viewings
We want to rent your property fast!Every effort is made to show prospective tenants your property as soon as possible with two scheduled viewings per week and personal appointments made outside of these times. - Applications
We will thoroughly check all employment and previous tenancy references in addition to checking a national tenancy database. We also require a 100 point identification check for each applicant. - Legal Documentation
We will draw up a Residential Tenancy Agreement that complies with NSW legislation and a comprehensive Condition Report including digital photographs.
Management Services
- Collection of Rent
We make it easy for tenants, offering authorised direct debit process via Westpac’s Payway system and therefore minimising arrears! - Arrears Control
Any tenant in arrears will be contacted promptly and action taken in accordance with the law. - Repairs and Maintenance
Let’s Rent only uses qualified, licensed and insured tradespeople who are both reliable and competitively priced. - Rent Increase Reviews
We will constantly keep an eye on the rental property market for you and advise you when market conditions dictate a rent review. That way, you will always be receiving the best rental price for your property you won’t be wondering if your property is underpriced. - Routine Inspections
We regularly inspect your property and provide you with a photographic report demonstrating the general condition of your property and any maintenance requirements. As property managers, we are able to spot many minor repairs but a full builders inspection is the only way to check for major issues. Of course we can arrange this for you..
Financial Accounting Services
- Rental Income
We credit your rental income less any fees and payments direct to your bank account at the end of each month. - Paying Bills
We can pay all of your regular bills as well as paying for repairs out of your rental income. - Monthly Tax Invoice
This details all transactions on your account at the end of each month. - End of Financial Year Tax Invoice Statement
This gives you a breakdown of all rental income and expenditure for tax purposes.
